Schools
Three districts are based in the county: Ozark, Charleston and County Line.
District lines out in the county don't always follow the town name on the mailbox, so if a particular school matters to you, check the exact address with the district before you make an offer. I'll help you do that.
The state publishes a report card for every public school at myschoolinfo.arkansas.gov.
Property taxes
A $200,000 home inside Ozark city limits is assessed at $40,000 (20% of value). At 55.1 mills (a mill is $1 per $1,000 of assessed value) that is $2,204 a year before credits, and $1,604 after the $600 homestead credit for a primary residence. Those are 2025 rates, billed in 2026.
That uses the state's 2025 millage report. Franklin County's own posted sheet showed slightly lower city totals when I checked in October 2026, so I'd budget on the higher figure. The assessor can confirm the rate for your parcel. The full table, the homestead credit and what changes when a home sells are on my property tax page.
I'm a Realtor, not a tax advisor. Confirm any parcel with the county assessor before you rely on a number.
Work I've done here
Four closings in Franklin County since 2025, all in and around Ozark: buyer side, listing side and land. One was a listing that had expired unsold before I took it on. We relisted it and had it under contract in three days.

A county median won't tell you much about your place, least of all in a county with river bottom, hill land and two towns on opposite sides of the river. Tell me the street and I'll run the numbers from recent sales nearby. I'll text you what I think it'd bring.
