The market right now
Ozark runs about 50 active listings and roughly a dozen sales a month, and July's median sale landed at $160,000. Supply is actually a touch tighter than a year ago, one of only two markets in the valley that can say that. Call it balanced, with a catch.
The catch: Ozark is two markets wearing one name. Homes under about $160,000 sell, and sell decently fast. Higher-priced listings sit, and the expired-listing data proves it month after month. In July, buyers held the leverage: sales closed around 94% of asking, and the median time to sell stretched to 84 days.
If you're selling here, the first price does almost all the work. If you're buying, this is the best value hunting in the River Valley, and the long view backs it up: price per square foot is up 64% since 2021, the fastest climb in the territory.

Why Ozark
Ozark sits on the Arkansas River in Franklin County, west of Clarksville on I-40. It's small-town Arkansas at its most genuine: a courthouse square, local dining, and the Ozark National Forest starting just north of town, with hiking, hunting, and float trips close enough for a weeknight. Altus wine country is minutes east.
People buy here for affordability first: solid homes at prices that are getting hard to find anywhere else in the valley, with Russellville and Fort Smith both an easy commute.
Work I've done here
Four closings in and around Ozark since 2025: land on Cat Holler Road, homes on West River Street and Peach Orchard Lane, and a listing on North 35th Street that had expired unsold before I took it on. We relisted it and had it under contract in three days.

Questions people ask
What is the housing market like in Ozark, Arkansas?
As of mid-2026, Ozark is a balanced market with a two-tier pattern: homes priced under about $160,000 sell steadily, while higher-priced listings often sit. July 2026's median sale was $160,000, with sales closing around 94% of asking price. Supply is slightly below year-ago levels, but buyers still have more leverage here than in Russellville or Conway.
How much does a home cost in Ozark, AR?
Recent median sales in Ozark have run in the $155,000 to $170,000 range, with entry-level homes below $130,000 and larger or riverfront properties well above $200,000. Price per square foot has climbed about 64% over the past five years, the fastest appreciation in the Arkansas River Valley on that measure, yet Ozark remains one of the region's most affordable towns.
Is Ozark, AR a good place to live?
Ozark is a quiet Franklin County town of about 3,600 on the Arkansas River, right on I-40. It's known for genuine small-town character, affordability, and outdoor access: the Ozark National Forest begins just north of town and Altus wine country is minutes east. Russellville and Fort Smith are both within commuting range.
How long does it take to sell a house in Ozark?
It depends heavily on price. Correctly priced homes under about $160,000 often go under contract within weeks, while overpriced listings can sit for months; the July 2026 median was 84 days. Accurate pricing from day one is the difference.
