Why not just use an online estimate?

They can't see your house.
An online number doesn't know about the new roof, the shop out back, or the road frontage. Out here, those are often what sets the price.

Rural sales are thin.
A lot of the River Valley has only a few sales a year on any one road. I read those sales one at a time instead of averaging them away.
