I don't publish a monthly median for Atkins. In a town this size, a month's sales are usually too few for a median to mean much, so I price from recent sales near the home in question.

The county numbers give the wider picture. In September 2026, 57 homes closed in Pope County at a median of $215,000. The median home took 35 days to go under contract, and sellers got about 97.8% of asking price. RPR (Realtors Property Resource) calls that a seller's market.

What it's like to live in Atkins

Atkins is on I-40 at exit 94, between Russellville and Conway. The 2020 census counted 2,859 people, and the Census Bureau's 2025 estimate is 2,868.

The town is known for pickles. A pickle plant opened here in 1946 and ran as the Atkins Pickle Company until it closed in 2002. The fried dill pickle was first sold here in 1963, at Bernell "Fatman" Austin's Duchess Drive In. Picklefest started in 1992 and is held the third weekend in May.

Lake Atkins, a 752-acre lake built in 1956, is just outside town.

The tradeoff. Atkins is small. Most shopping, the hospital and Arkansas Tech are in Russellville, and few homes are for sale here at any one time.

Schools

Atkins is served by the Atkins School District: Atkins Elementary (K to 4), Middle School (5 to 8) and High School (9 to 12).

District lines out in the county don't always follow the town name on the mailbox, so if a particular school matters to you, check the exact address with the district before you make an offer. I'll help you do that.

The state publishes a report card for every public school at myschoolinfo.arkansas.gov.

Work I've done nearby

No closings in Atkins yet, and I'd rather say so than dress it up. I work Pope County from Clarksville, I've closed in Russellville on South Quanah Avenue, and I've done more than 25 closings across the River Valley since January 2025.

In a small market, knowing the last few sales near your house matters more than any town-wide average. That's the homework I do before we talk price.

What would yours bring?

Atkins is a small market, so a town-wide number won't tell you much about your house. Recent sales on your road and nearby roads will. Tell me the street and I'll run the numbers from recent sales nearby. I'll text you what I think it'd bring.
