The market right now
Clarksville has settled into a balanced market, and it's been that way since spring. Around 90 homes are active at any given time, roughly 16 sell in a typical month, and the median sale price is sitting near $181,000. Typical home value runs about $187,000.
Here's the part that matters if you're selling: the homes that are priced right are moving faster and closer to asking than they were in early summer. Median days on market dropped to 51, and sellers are getting about 97% of list price. Meanwhile the homes that are priced wrong just sit, and there are more of them every month. In a balanced market, pricing is the whole game. That's the conversation I have with every seller before we ever talk about photos or open houses.
If you're buying, balance means you have real choices and a little negotiating room for the first time in years, without the market being soft enough to wait around. Good homes at fair prices still go.

Why Clarksville
Clarksville is the county seat of Johnson County, right on I-40 between Fort Smith and Russellville. It's a university town (University of the Ozarks), a courthouse-square town, and a peach town, home of the Johnson County Peach Festival, the oldest festival in Arkansas.
You've got Lake Ludwig ten minutes out, the Arkansas River and Spadra landing on the south side, and the Ozark National Forest starting just north of town. Housing runs from historic streets near downtown and the university to county-road acreage a few minutes out, which is a big part of why people land here: you can get land, quiet, and a real town with a real economy in the same purchase.
Work I've done here
Since getting licensed in January 2025 I've closed more than 20 transactions across the River Valley, and Johnson County is the center of it: closings on Fillmore Street, North Montgomery, North Hillcrest, Cedar Creek, West Cline Road, and County Road 3222 in Clarksville, plus Knoxville and Hartman nearby.
Buyer side, listing side, land, and full transactions where I handled both ends.
