Here's the part that matters: over that same stretch, the median asking price of the 34 homes still for sale was $304,750, about 80% above what homes actually sold for, and six listings expired. Buyers have room to negotiate. Sellers who price to real sales are the ones who move.
Pope County as a whole was strong in August: 58 closings, a median of 15 days on market, 97.8% of asking, and a median sale of $216,500.
Over five years, Dover's median price per square foot went from $100 (2021) to $138 (2025), up 38%.

What it's like to live in Dover
Dover is a small Pope County community on Highway 7, north of Russellville, with a small commercial core and a lot of rural land around it. Most people head to Russellville for major shopping, healthcare and work, about 15 minutes down the highway. North of town, the Ozark National Forest takes over.
The tradeoffs, honestly. You'll drive for most things beyond the basics. And Dover land is listed far above what it sells for: in May 2026 there were 42 land listings at a median asking price of $68,500, against 9 recent land sales at a median of $21,000, mostly small rural lots. If you're buying land here, you have leverage. If you're selling it, price it to what has actually sold.

Getting around
Highway 7 is the main road, straight south into Russellville and I-40.
Drive times are downtown to downtown with no traffic, estimated from OpenStreetMap routing in September 2026 and rounded to the nearest five minutes. Where you start in town changes them.
Schools
Dover is served by the Dover School District. District lines out in the county don't always follow the town name on the mailbox, so if a particular school matters to you, check the exact address with the district before you make an offer. I'll help you do that.

The Ozark National Forest starts north of Dover, with hiking, hunting, fishing and camping.
