These are the questions I hear most from people who are moving here. Ask me anything that isn't on the list.
Which River Valley town should I look at first?
I have a page for each of Clarksville, Paris, Ozark, Russellville, and Dardanelle with what each is like and recent local sales. Start with the one closest to where you'll work, then we widen the search.
What do people from out of state get wrong about Arkansas?
Many people who haven't been here don't realize how beautiful the state is or how reasonable it is to live here. The Ozark and Ouachita National Forests are well preserved and close by, and housing costs less than in much of the country. Before you make an offer, I show you what similar homes recently sold for, so you see it in real numbers.
What is Clarksville, Arkansas like to live in?
Clarksville is a small town of about 9,400 people (2020 census), and it's tight-knit. Getting involved helps you settle in: there are volunteer opportunities all over town, and I serve on the board of the Johnson County Girls Club, which runs youth sports in the county.
What are summers and winters like in the Arkansas River Valley?
In my experience, summers in the river valley are hot, with stretches near 100 degrees that can last for weeks. Up the mountain on either side it's more temperate. Some winters bring real snow, and the trouble is the roads: plows can take days to reach county roads, so schools may close even when the streets in town are clear.
Can I buy a house in Arkansas from out of state?
Yes. I walk you through homes live on video, using FaceTime, Zoom, Teams, Facebook Video Messenger, or whatever works for you, and I can take you on a video drive through the town and the neighborhood around the house. I've worked with buyers from several other states, and I've closed a purchase where the buyers signed by mail from out of state.
Can I buy a house in Arkansas without seeing it in person first?
Yes. One family bought a house they didn't see in person until after closing. We did two tours over FaceTime, and I went back for a second showing so they were comfortable. I don't require a trip first, but I won't rush you either.
How will I know what's happening if I'm not there?
Every Monday you hear from me in writing. Once you're under contract, you also get a private page that updates every weekday morning with where we are, what I need from you, and the dates that matter.
How do I know a house was really renovated?
When a home is advertised as renovated, I ask what was done, when, and whether a licensed contractor did it, and I ask for receipts. Then your inspection is a second check behind mine.
How do I know a price is fair when I don't know the area?
Before you make an offer, I pull what similar homes recently sold for, so you're comparing to real sales, not to a listing price.
Who do you recommend for inspections and lenders?
I keep a short list of inspectors, lenders, and title agents I would trust with my own mother. If someone on it lets a client down, they come off it. You never have to use my list.
